Determine Your Home's Worth

Often people who are selling their home in the Boise area encounter difficulty over the unexpected.  I am not talking about water in the crawl space or toxic mold, though it can happen, I am talking about meeting your financial goals when selling your home. 

Selling your home is a big deal and the Boise real estate market offers a lot of opportunity.  Many times individuals selling their home are doing so to buy a new home but the sale of the home you currently reside precedes the purchase of your next home, which could be your dream home.  Before putting your home on the market determine your goal for your next home and if you can afford the costs associated with buying a new home even if your current home doesn't quite sell for what you are asking.

What's Your Home Worth?

There are several ways to determine what your home is worth or at least close to it.  Remember your home is only worth the amount a buyer is willing to pay for it. 

The easiest and probably most accurate method to value your home is to contact 2 or 3 Boise Idaho real estate agents and ask them to do a CMA on your home.  A CMA is a comparative market analysis of homes that have sold in your area that are similar to yours'.  By taking into account multiple factors such as; square feet, bedrooms, amenities, location, etc. real estate agents are able to give a pretty good idea of what your home will sell for in the current real estate market conditions.  By having several CMAs done you are able to obtain a range for your home's worth along with valuable feedback that may improve your home's value.

Selling Your Home

Now that you have an idea of what your home is going to sell for you will need to make a decision.  You can either pick a value yourself or consult with a professional real estate agent.  It is also important to know that you don't always go with the agent that provides you with the highest selling price in their CMA, it may be wrong.  Be realistic and emotionally detach yourself from the home when setting the price.  Put yourself in the shoes of the buyer and consider if you would pay what you are asking and why. 

If you have to sell your home quickly you may consider a lower price but if you have a lot of time you may be able to leave your home on the market for several months and wait for market conditions to improve in order to get what you are asking for but this can lead buyers to believe there is something wrong with the home or it is over priced.  You may just want to wait on selling all together.
