    If you are involved, or thinking of becoming involved, in buying real estate for the sole purpose to rent the property out you should be aware of a few considerations. The more you understand what is involved the better you will be able to determine your needs and what you should do.


    Obviously you are going to need some form of real estate management. Whether you do this yourself or hire someone to do it for you it will require time and resources. Many real estate investors find managing their investments to be a hassle, especially as the number of your investment properties increase.


    With real estate management you are required to advertise, maintain the property, screen potential tenants, decide whom to rent to, handle the contracts, collect the rent, and take care of any emergencies or repairs that need to be done. As you can see there are quite a few tasks that need to be completed.


    Some tenants and/or properties can be high maintenance and require much of your time while others run smooth from day-to-day. The goal is to find and fix properties that will require little work and match them with tenants that will take good care of the property. Of course it is extremely difficult to get to know someone with a credit check and a quick walk-through of the property. But you would be surprised at how well your “gut feeling” can show you whom to avoid.


    If you are uncertain whether to do the real estate management yourself or outsource the job don’t worry. There are several options available and maybe you need to do it for a while to fully appreciate what all is involved. You may decide that you can handle most of the work and simply hire a handyman to take care of maintenance from time to time. Or you may simply decide to outsource the whole process to a property management company. Whatever you do it is important to check references of anyone or company that you will be hiring. Depending on the type of property management you choose it can get very expensive and you don’t want to pay a premium and get stuck with low quality services.
