    At some point in their lives most Americans consider buying a home. Buying a home can take up a lot of time and be very stressful. There are many things to consider when setting out on this new adventure, however there is one aspect of home buying that often gets put off until later causing people to lose the home they want or possibly losing out on buying a home altogether.

    Even though you have a pretty good idea of what you can afford to spend on a home each month you still want to get pre-qualified or pre-approved for a home loan. Doing so can greatly reduce the stress of buying a new home. There are differences between getting pre-qualified and pre-approved.

    Pre-Qualified for a Home Loan

    Getting pre-qualified is a quick and easy process that typically results with an amount you may qualify for. The loan process is far from over and the amount you are being quoted may not be the amount you are actually approved for.

    Pre-Approved for a Home Loan

    When you get pre-approved you are actually going through with the loan application process to determine exactly what a lender is willing to lend you, at what interest rate, points, fees, etc. Serious homebuyers should get pre-approved when buying a home. When dealing with real estate agents and sellers it shows that you are serious about buying and you have followed through with the most important factor of buying a home, how you are going to pay for it.

    Benefits of Getting Pre-Approved

    As mentioned earlier there are benefits when getting pre-approved for a home loan. For one it shows that you are serious about buying. But there are also advantages as well. Getting pre-approved can take a little time and along the way there could be potential snags. Going through the rigorous process of getting pre-approved can expose problem areas in your credit report or financial situation that need to be addressed. Sometimes these things take time to fix and the last thing you want to happen is to lose your dream home because you were unable to resolve the problem in a timely manner. Ultimately, losing your dream home is what it could come down to if you are not pre-approved. In some occasions homebuyers may even find out that if they wait a few months or a year to fix their credit they could potentially save thousands of dollars in fees and interest.

    Buying a home should be well thought out and not hastily rushed into. The better prepared you are the less surprises there will be. Buying a home is a huge financial decision that has the potential to be a great asset or a huge ding in your credit history if you were to lose you home due to poor financial planning.

    Remember that banks compete for business too. Shop and compare different loan products from several banks to determine what the best deal is for you. There are a lot of programs out there that may meet your needs - investigate them and choose wisely.
