    When selling your home it is a good idea to put yourself in the shoes of the buyer. If you were a interested home buyer what types of things would you be looking for? There are several things you can do to increase your exposure and bring potential buyers to your front door. To get started here are a few tips to help sell your home.


    Market Price


    Study the housing market and sales in your neighborhood to get a good idea of a listing price. This is a critical step because buyers are well informed and if your home is priced to high then you may not see much traffic and your home will sit on the market for months. Use your time wisely in the planning phase and do your best to find what the market value of your home is.


    Gather Pertinent Information


    When putting your home on the market it is important to gather as much information as possible. Buyers will be interested in more than your home but they will want information on neighborhood demographics, shopping, schools, etc. A good way to present this information is to put together a binder and leave it on the kitchen counter for people to look at when viewing your home. To get top dollar for your home you need to sell more than the house you need to try and sell the neighborhood and amenities.


    Improve the Condition of Your Home


    There are several minor chores you can do to improve the exterior and interior of your home. Often times these things will motivate a home buyer to stop the car and get out. The goal is to get them through the front door so they can see what your home has to offer. It is critical to not scare them away by not having the exterior of your home looking nice and in good condition. This includes keeping your lawn maintained and watered. It may also be a good idea to add some fresh flowers and color to the outside. Consider what is called “curb appeal”, how does your home look from the curb? Is it inviting or does it lack that welcome feeling? Having the exterior of your home in good condition tells buyers that you have taken the time to take care of your investment.


    Home Staging


    Staging your home is very important for getting the buyer to want to keep looking. For most sellers, getting the most money for the sale of their home is their number one concern. You don’t want to get low-balled because of minor issues. Have your home staged properly by either hiring a professional or reading up on how to do it yourself. Don’t attempt to hide the major flaws because it may look like you are being deceitful. Often times pointing them out to home buyers will be appreciated.


    Get rid of clutter, pack it away and put it in storage. Don’t put it in your garage. You want your home to look as spacious as possible. Pack unneeded knickknacks and trinkets. Give your home a clean clutter free look. Hide or get rid of torn furniture and clean everything. Add color to your home with freshly cut flowers and a nice smelling candle. Taking these easy steps can go along way in getting top dollar for your home.


    Lastly, you will want to get rid of any pets and pet smells. If your home has a strong pet odor, even after having everything cleaned, you may need to consider replacing the carpet or reducing your price.
