    A home is more than a place to live or take shelter from bad weather. Homes are places where families are raised and memories are made, good and bad. Homes tend to take on the personality of the individuals occupying them hence making each home unique. Owning a home tends to promote the attachment of emotions to the home making it difficult, at times, to sell. That is why having a selling home plan is important.


    To get started with your plan you should do your best to put any emotional attachment aside. Developing the best selling home plan depends greatly on making rational decisions and often times emotions get in the way.


    Getting Started


    Now that your emotions have been put in check it is time to step back and take a good look at your home. List the pluses and minuses, what things need to be fixed, what things would you like to see different if you were going to buy the home, and is there anything that would keep you from buying the home. By putting yourself in the shoes of the buyer you can develop a good strategy and "to do" list on projects to tackle for improving your home and the chances of it selling for what you are asking.


    Additional considerations include; if the carpet needs replaced you may want to wait and give the buyer the option of picking it out themselves and then deduct the cost off the asking price. However, it would still be a good idea to have the carpets cleaned while showing the home.


    Additional Tips on Selling Your Home



    • The first thing that Boise real estate agents and potential home buyers are going to see is the yard so make sure it is in order and looking nice.

    • A fresh paint job can go along ways in making your home look nice, inside and out.

    • Remove any pets and pet smells if you have them.

    • Remove the clutter from your home, this includes the back yard. Make your home look as spacious as possible.

    • When realtors are showing your home have a nice smelling candle burning or have freshly baked cookies sitting on the counter.

    • Make yourself scarce when your home is being shown to potential home buyers. It adds pressure when you are around so go for a walk.


    Consider Location When Selling Your Home


    Many potential home buyers may be new to the area. Having a list of local amenities could prove useful. If using a real estate agent you can discuss with him or her putting this together for you or you can write one up yourself. For example; walking paths, parks, local shopping, good coffee, dry cleaning, and anything else that you found helpful.


    When selling your home it is a good idea to also sell the neighborhood your home is in. If the schools in your area are exceptional then make sure every person that has kids looking at your home knows it.


    Financing Considerations


    One last aspect to consider is if you are willing and able to help a buyer finance your home. This can help if the buyer is having difficulty with the bank but can show they have the ability to pay, plus your home can be held as collateral.


    Selling your home is an exciting time and you want to be able to get the most on your return. Even though it is full of memories you can’t put a price tag on that and pass it along to the buyer. Buying a home is an investment so when selling it is a return on your investment so when entering the process consider it as such.
