In today’s Boise housing market it is important to make your house stand-out from the competition. Below are some affordable easy to implement incentives to attract homebuyers.

Offer cleaning services for 3 to 6 months. Ease the homebuyer’s tension by taking care of the house cleaning for a few months. There are several businesses in the Boise area that perform cleaning services or maybe you know someone personally.
Offer a subscription to cable TV for a year from Dish Network or similar service.
If you are selling your home in the spring months, consider providing professional lawn maintenance service for the remainder of the year.
Give the new owner a moving allowance. Moving from one residence to another is an inconvenience, to say the least. Reduce the stress of moving by offering a set allowance to go towards moving or hiring a professional moving company.
Offer a home warranty or home protection plan. Give the new homeowner peace of mind by providing them with a warranty on the appliances in the home, such as; dishwasher, water heater, furnace, etc…
Help with utility costs. This can be very beneficial for homebuyers that are more concerned with monthly out-of-pocket expenses than the mortgage payment.
Provide a “fixer upper” allowance. If you know your home needs a but of work like new carpet or fresh paint it is not always a bad idea to hold off on doing it yourself. Instead offer a cash allowance to the new owner so they can pick the color.

If there are homeowner association fees that need to be paid, consider paying them for the new owner for a year.
Price your home below appraised value and advertise it as such. This works well if you are extremely motivated to sell your home.
