  1. Know what you want versus what you need in a home. Chances are you will not find a home that meets all your needs and wants in a price range you can afford. Determining your needs and wants helps you determine a price range and helps your real estate agent narrow down the search which in return speeds up the home searching process.

  2. Take the time to look at the different neighborhoods and their features, good and bad. Often times when looking for a house you find the perfect home but the neighborhood lacks the appeal that you are looking for. If you have children you should also look at the schools your children will be attending.

  3. Check new home listings daily. You don’t want to miss out on the right home for the right price to someone else. Sometimes homes for sale that are priced right and in good condition only are on the market for a few hours. Having a good real estate agent can stay on top of this for you.

  4. Don’t forget about “For Sale by Owner”. You can find good deals looking at homes that are being sold by their owner but you need to use caution. They aren’t always the best deal and you run a risk of biting off more trouble than you care too. If at all possible use a real estate agent to go over the paperwork with you and walk you through the process. You are dealing with hundreds of thousands of dollars and it is better to do it right the first time.
